Who Owns the Home With a Reverse Mortgage?

You do. With a reverse mortgage, the homeowner keeps title to the property exactly as they do with a traditional mortgage. The lender records a lien — a claim against the property — but does not take ownership.

Because the homeowner keeps title, they can sell the home, refinance, or leave it to heirs. The loan balance is repaid at that time, and any remaining equity belongs to the homeowner or their estate.

The obligations that keep the loan in good standing are straightforward: live in the home as your primary residence, keep property taxes and homeowners insurance current, and maintain the property.
